With renovation there is no limit to
what you can do or how much you can spend. It depends entirely on
your needs, your budget, the condition of the property and the size
of the plot. With your input we will work closely with our
architects and builders to renovate and modernize the building in
the best way to maintain the traditional appearance of the house
including the removal of any original features (such as doors which
will be restored) but to ultimately bring all modern facilities to
the site. Until recently these properties were not available for
purchase by foreigners but the changes in the rules have meant that
these can now be bought and renovated. We now have a selection of
traditional 18th century properties for sale, ranging from small
houses set in villages, rambling derelict barns set on the plots
with the most amazing views to farmhouses that come complete with a
cow!
Turkey has its own set of building
regulations, legal loopholes covering the conservation, planning
permission restrictions, change of use, rights of way, zoning and
building restrictions on older properties but with the help of our
skilled team of architects and builders we can design and produce
plans for the renovated property without making any illegal changes
but which will enhance the building, the area and be acceptable to
everyone.
Most of these buildings are located
in rural areas and aren’t connected to drains, water and electrical
supply. (You will have full input into the building details and
project). We will of course include the cost of connecting these
utilities to the nearest power source and then also install
telephone lines and prepare the house for satellite TV. We will even
build or resurface a road to give access if there wasn’t one
previously. The cost of renovation and modernization will probably
be higher than you think, but you must take into account not only
the initial price for the house and land – which will be very low
but final price will include not only the restoration costs but also
fees and taxes payable to local and county municipalities,
architects permission and licences, plans and the best in fixtures
and fittings. Payments are normally made in stages. We can also put
swimming pools into the gardens, build garages, and landscape the
gardens and offer a full package to help with the furnishing and
maintenance of the property after construction.
